Off-Campus Housing: Renting in Ontario

When looking for off-campus housing near any of Algoma's campuses, make sure to plan ahead and check all available information on this and other websites. Finding the right residence is crucial to secure your long-term stay, but it can also be complicated. We recommend that all international learners secure long-term housing before moving to Canada.

You can start searching for off-campus housing by looking for properties using popular search websites, including Realtor.ca, Rentboard.ca or TorontoRentals.com. Search for properties by location (Greater Toronto Area (GTA), Toronto, Brampton, Sault Ste. Marie, or Timmins), selecting the required type of residence (apartment or a house), the number of bedrooms, or other details.

Off-Campus Housing: Renting Tips

Before reaching out to landlords it is always a good idea to make a list of your needs and requirements, learn common rental practices, and find answers to the most common questions.

Set up your Requirements

When searching for off-campus housing in Ontario online, identify what your requirements are and try to find rental properties which offer the closest match. If you don't see enough properties to choose from based on your criteria, ease your requirements to broaden the search until you get enough listings.

Define your Budget

You need to determine how much you can spend per month renting a property while keeping enough funds left for tuition, meals, and other expenses.

Choose the Type of Property

The proximity of the rental property to Algoma's campus can be critical for your daily commute and schedule, so the location may have priority over other factors.

Choose a Location

Rental properties can include houses, townhouses, and apartments, and each may differ in the number of bedrooms or other amenites offered.

Identify Amenities and Policies

When searching for rental properties online, you can set up filters to find housing with desired amenities and policies, e.g. smoking policy, availability of exercise room, washing on-site, and other amenities.

Learn about the common lease terms in Ontario

If you are a first-time renter in the Greater Toronto Area take the time to learn common lease terms before negotiating or signing an agreement.

Standard Lease

A standard lease is an agreement with standard residential tenancy terms which must be signed by landlords and tenants entering leases in Ontario after April 30, 2018. Please check the Guide to Ontario's standard leases for more information and the latest version of the standard lease.

Choose a Location

It is common for landlords to ask for a rental deposit, which is also known as the last month's rent. Meanwhile, it is illegal for landlords to require a deposit exceeding one month's rent or use the deposit for anything else, for example, to cover possible damages. For more information about the rental deposit, please check our FAQ section.

Utilities

For many leases in Ontario, the rental fee includes the costs of electricity, water, gas, and/or heat, while some listings may exclude utilities. Keep this in mind when comparing rental listings online.
